Home Energy Loss

Picture above is an example of Home Energy Loss how energy is

wasted through different parts of the House. Conventional

buildings can account for almost 40% of CO2 emissions.

We must all take Steps to Save Energy EPC IS THE FIRST STEP YOU TAKE TO SAVE ENERGY

Energy Performance of Buildings Directive (EPBD)

The building’s sector accounts for 40% of the EU’s energy requirements therefore offers the largest single potential for energy efficiency

The objective of the EPBD is to promote performance of buildings within the European Community the improvement of the energy

The target emissions rates set by the  U.K. Government are 80% Reduction by 2050 based on 1992 Kyoto Protocol

What is an EPC?

An Energy Performance Certificate (EPC) indicates the energy efficiency and environmental impact of a property, rated on a scale from A-G. Current running costs for heating, hot water and lighting will also be shown, together with a list of recommended energy saving and environmental improvements.

When is it required?

Domestic Properties

For rental properties, it is a legal requirement to obtain an Energy Performance Certificate when a property without a certificate is marketed to let. An EPC must be provided to any prospective tenant. EPCs are also a mandatory requirement for domestic and commercial properties marketed for sale.

Commercial Properties

We do not deal with Commercial EPCs.

The EPC process

To produce an EPC, an energy survey is required at the property. This normally takes 45-60 minutes on site with a collection of data and photographic evidence. One of our surveyors will book an appointment with you or your tenant. Once the data has been collected, an EPC is created using government approved software and on completion emailed along with an energy graph.

What are the key factors affecting my EPC rating?

The surveyor will check over the whole of your property to conduct the EPC survey, and the main aspects they will be assessing are:

  • The type of construction of the building (including walls, roofs, floors and glazing and their thermal performance).

  • The thermal, solar and daylight properties of the building and its air tightness.

  • Space heating installation and hot water supply (e.g. boiler type), including their seasonal efficiency, responsiveness and controls.

  • Ventilation, air-conditioning systems (cooling) and controls, and fixed lighting.

  • The type of fuel and renewable energy sources, e.g. use of sustainable/low carbon technology (solar water heating, ground source heat pumps, wind turbine etc).
